Why us
Coastal homes need a coastal broker.
We work the Gulf Coast every day — wind mitigation, roof age, distance to coast, flood zones — placed with carriers who actually write the risk.
Coastal underwriting expertise.
We know which carriers are still binding new business on the coast, who credits IBHS roof certifications, and how to structure wind deductibles that don't torpedo a claim.
Comprehensive coverage options.
Dwelling, contents, liability, loss of use, plus optional endorsements — equipment breakdown, identity theft, scheduled jewelry, short-term rental, and more.
Real comparisons, real advisors.
Quotes from multiple carriers reviewed by a licensed advisor — not a chatbot, not a national call center reading a script.
Fast turnaround.
Most quotes come back within one business day. Bind same-day when carrier underwriting allows.
Coverage options
Know the difference.
Two trade-offs shape every homeowners policy: how the carrier pays out at claims time, and which perils the policy actually covers. Your advisor will walk both with you.
How claims pay out
Replacement cost
Rebuild or replace at current costs without depreciation. The gold standard for Gulf Coast homeowners who want certainty at claims time.
- No depreciation on covered losses
- Full rebuild at current construction costs
- Maximum protection for your investment
Actual cash value
Often what carriers offer when a home's age or updates don't meet replacement-cost guidelines. Depreciation applies at claim time, so payouts reflect current market value — not what it costs to rebuild today.
- Common for older homes and homes without recent updates
- Depreciation applied to claim payouts
- May be the only settlement carriers will write for the property
What the policy covers
HO3 — Special Form
Most common
The standard policy across the Gulf Coast. Open-peril coverage on your dwelling and structures, named-peril on personal property — broad protection at a competitive premium.
- Open-peril coverage on dwelling and other structures
- Named-peril coverage on personal property
- Widely available across multiple carriers
HO5 — Comprehensive Form
Broader scope
Open-peril coverage on both your dwelling AND personal property. Typically reserved for newer, well-maintained homes with clean claim histories — at a higher premium.
- Open-peril coverage on dwelling and personal property
- Replacement cost commonly built into the form
- Stricter underwriting — availability is property-dependent

Inside the policy
What's in it?
Standard homeowners policies share the same architecture: property coverages, time-element coverage in between, and a separate liability section. Endorsements layer on top to handle property-specific exposures.
Property
Section I · Coverages A–C
Your home, detached structures on the property, and the contents inside — typical Section I coverages on a standard homeowners policy.
- Coverage A — Dwelling, including attached structures
- Coverage B — Other (detached) structures: garage, fence, shed
- Coverage C — Personal property, subject to special-limit categories
Loss of Use
Section I · Coverage D
Reimburses additional living expenses when a covered Section I loss makes the home uninhabitable, plus fair rental value for portions you regularly rent — subject to the policy's time and dollar limits.
- Additional living expenses (ALE) up to the policy's limits
- Fair rental value for portions of the home you regularly rent
- Available only when the cause of loss is covered under Section I
Liability
Section II · Coverages E–F
Defense costs and damages for covered claims when you're held legally responsible for bodily injury or property damage to others — subject to standard policy exclusions.
- Coverage E — Personal liability for bodily injury and property damage
- Coverage F — Medical payments for non-resident guests injured on premises
- On- and off-premises coverage, with standard exclusions (business, autos, watercraft)

Round out your coverage
Add more to your plan.
Most Gulf Coast homeowners need more than one policy. Here's what we typically place alongside homeowners coverage — your advisor will check for multi-policy discounts when they bind.
Most paired with homeowners
Flood Insurance
Standard homeowners policies exclude flood — including storm surge and rising water during a hurricane. We place NFIP and private flood across multiple carriers writing on the coast.
Auto Insurance
Liability, collision, and comprehensive. Bundling with home often unlocks multi-policy savings.
ExplorePersonal Umbrella
Excess liability above your home and auto limits. Critical if you have meaningful assets to protect.
ExploreBoat & Watercraft
Hull, liability, and on-water assistance for boats, jet skis, and personal watercraft.
ExploreJewelry & Valuables
Scheduled coverage for jewelry, fine art, and collectibles beyond homeowners sub-limits.
